Nico Vargas is the CEO and Managing Broker of Viva Capital Realty, a boutique commercial real estate brokerage firm based in Miami, specializing in investment sales, landlord and tenant representation, and strategic advisory across all asset classes. Known for his sharp market insight and deal-making precision, Nico blends the perspective of both a broker and an investor to deliver unmatched value to his clients.

Before founding Viva Capital Realty, Nico honed his expertise on the acquisition team of Cerberus Capital Management, where he worked under industry leaders Marcos Egipciaco and Albert Diaz. During this time, he was responsible for underwriting and overseeing the successful transactions of over 3,000 multi-family homes nationwide, building a foundation of analytical rigor and high-volume investment execution.

Today, Nico leads Viva Capital Realty with a vision to combine Miami’s fast-paced energy with boutique, client-focused service. Under his leadership, Viva has quickly established itself as a trusted advisor for investors, business owners, and developers seeking both on-market and exclusive off-market opportunities. His extensive network and strategic approach have positioned the firm as a go-to partner for high-value commercial transactions in South Florida.

Zindy Vidaurre | Co-Founder & Managing Principal

Zindy Vidaurre is the Co-Founder and Managing Principal of Viva Capital Realty, a boutique commercial real estate brokerage based in Miami, where she specializes in investment sales, industrial, and office assets. With a strong foundation in operations and business strategy, Zindy brings a unique perspective that blends analytical precision with a client-first approach. Her ability to understand both the operational and financial needs of businesses allows her to deliver tailored, strategic real estate solutions for investors and business owners alike.

Zindy began her career in supply chain management, where she developed a deep understanding of logistics, operational efficiency, and market dynamics—expertise she now applies to the fast-paced world of commercial real estate. Originally from Managua, Nicaragua, she earned her Bachelor’s degree in Business Administration from Universidad Centroamericana (UCA), graduating with honors. In 2015, she moved to the United States to pursue greater opportunities and obtained her Master’s degree in Operations Management from American Intercontinental University (AIU) in Houston, Texas.

Transitioning into real estate in 2018, Zindy quickly built a reputation for her professionalism, strong negotiation skills, and strategic mindset. Her success in residential real estate laid the foundation for her pivot into commercial real estate in 2024, where she now serves industrial clients, investors, and business owners across Miami’s most competitive submarkets.
